CANCELLATION POLICY

Cancellations must be made in writing. In the case of cancellation, all efforts will be made to re-let rooms for every night booked, and if successful, a full refund of the first night deposit paid (less a non-refundable £40 administration fee) will be issued. If the accommodation cannot be re-let, the following charges will apply:

Up to six weeks before the arrival date – No charge*
6 weeks to 2 weeks before arrival date – 50% of total room charges for any unlet rooms
Less than 2 weeks before arrival date – 75% of total room charges for any unlet rooms
Within one week of arrival date – 100% of total room charges for any unlet rooms
*except our £40 administration fee

We strongly recommend that our guests take out travel insurance.

If your booking is for three or more rooms, our group cancellation policy applies, in this instance our non-refundable adminstration fee is £40 per room:

Up to 8 weeks before the arrival date – No charge*
8 weeks to 6 weeks before arrival date – 50% of total room charges for any unlet rooms
6 weeks to 4weeks before arrival date – 75% of total room charges for any unlet rooms
Less than 4 weeks before arrival date – 100% of total room charges for any unlet rooms
*except a £40 per room administration fee

Refunds of first night deposits for group booking deposits will not be issued until rooms have been re-let.

TERMS

Reservations are not secure until a deposit equal to the sum due for the first night’s stay has been paid. This includes a non-refundable admin fee of £40 (or £40 per room for booking of three or more rooms).

Group bookings are limited to a maximum of four rooms for two night stays. And a maximum of seven rooms for stays of three nights or more. Any bookings that deviate from this may automatically be cancelled and your deposit forfeited except if we have previously corresponded on the matter. This includes group bookings split across two or more reservations.

Rates quoted are per room per night for Bed and Breakfast. Rates apply as quoted at the time of booking, including long-stay discounts. Any nights added by us in good faith – i.e. in the case of a room move, or date changes, must be paid for at the nightly rate advertised on our booking page and our website.

If you need to change the dates of your stay (e.g. from three nights to two) and this change creates a one-night gap in our calendar, a laundry surcharge will apply.

Travel Agents booking on behalf of clients, please note rates are non-commissionable and payment must be made in full, by bank transfer, two weeks prior to guest check in. Please include a note in the comments if you are booking on behalf of a client.

Double and Twin rooms, and the Master Bedroom, are not usually available for single occupancy. Nor are they let to more than two adults. Viewfield has three smaller rooms that we regularly let for single occupancy: a cosy Scots double and two small doubles. Please enquire before booking if you are looking for a single room and none of these three rooms is available.

All of our bedrooms sleep a maximum of two adults, without exception.

Children of all ages are welcome at Viewfield. The Master bedroom has space for two extra beds (for children aged 12 and under). Our Victorian double has space for one extra bed for a child. If you are traveling with children and neither of these rooms is available, please get in touch with us directly. We do have other bedrooms that will accommodate one extra bed or cot; however, not all are suitable. Extra beds are for the use of children aged 12 and under only: you will need separate rooms if you are travelling with teenagers. Although we do not have any interconnecting bedrooms, we do have neighbouring, or nearby double and twin rooms. If you require nearby rooms, please check prior to booking as to whether any nearby pairs are available.

The card used to make your reservation must be valid beyond the date of your stay. If your card is due to expire before your arrival, we will ask you to contact us with your new card information when you receive it.

Well-behaved dogs are welcome at Viewfield; however, the mess they leave behind is not. In the event that a dog causes damage to a room which means that it cannot be relet following your check out (e.g carpet staining so bad it cannot be cleaned in time for the afternoon’s arrivals), you will be liable to pay the cost of any nights the room cannot be let. You will also be liable for the cost of any permanent damage: e.g. replacing damaged flooring; repainting scratched doors. Please note, dogs are not allowed in the dining room. They should not be left alone in bedrooms for more than a short period, e.g. during breakfast time, and must be left in a crate if on their own.

Viewfield has rooms over three floors in the main house; there is no lift (elevator). Rooms on the top (second) floor have coombed ceilings. Two further rooms are located in the Old Stables, adjacent to the main house. All room descriptions on our booking page include information about the floor they are on, or whether they have an overbath shower, a shower only, or a bath and separate shower. Please read descriptions carefully before booking as we cannot make room changes when you are here.

Check-in is not until 2 pm at the earliest – on occasion rooms may not be ready until later in the day; however, you are welcome to drop bags at any time, and to use the public rooms until your room is ready for you.
