Within one week of arrival date – 100% of total room charges for any unlet rooms
*except our £40 administration fee

If your booking is for three or more rooms, our group cancellation policy applies, your £40 per room deposit is non-refundable, and the following charges will apply:

Up to 8 weeks before the arrival date – No charge*
8 weeks to 6 weeks before arrival date – 50% of total room charges for any unlet rooms
6 weeks to 4weeks before arrival date – 75% of total room charges for any unlet rooms
Less than 4 weeks before arrival date – 100% of total room charges for any unlet rooms

We strongly recommend that our guests take out travel insurance.

TERMS

Reservations are not secure until a non-refundable admin fee of £40 per room has been paid. We carefully manage our bookings calendar to prevent one-night gaps occurring between bookings. If you need to rearrange the dates of your stay and doing so will create a one-night gap, an up to £50 per room surcharge may apply. We also reserve the right to cancel a stay rather than accommodate a date change.

Viewfield has rooms over three floors in the main house; there is no lift (elevator). Rooms on the top (second) floor have coombed ceilings. Two further rooms are located in the Old Stables, adjacent to the main house. All room descriptions on our booking page include information about the floor they are on, or whether they have an overbath shower, a shower only, or a bath and separate shower. Please read descriptions carefully before booking as we cannot make room changes when you are here.

Group bookings are limited to a maximum of four rooms for two night stays (where a short stay is possible). And a maximum of seven rooms for stays of three nights or more. If you book four or more rooms with us, you must dine in on at least one night of your stay. Any bookings that deviate from this may automatically be cancelled and your deposit forfeited except if we have previously corresponded on the matter. This includes group bookings split across two or more reservations. We reserve the right to refuse group bookings.

Rates quoted are per room per night for Bed and Breakfast. Rates apply as quoted at the time of booking, including long-stay discounts. Any nights added by us in good faith – i.e. in the case of a room move, or date changes, must be paid for at the nightly rate advertised on our booking page and our website.

Double and Twin rooms, and the Master Bedroom, are not usually available for single occupancy. Nor are they let to more than two adults. Viewfield has three smaller rooms that we regularly let for single occupancy: a cosy Scots double and two small doubles. Please enquire before booking if you are looking for a single room and none of these three rooms is available.

All of our bedrooms sleep a maximum of two adults, without exception.

Children of all ages are welcome at Viewfield. The Master bedroom has space for two extra beds (for children aged 12 and under). Our Victorian double has space for one extra bed for a child. If you are traveling with children and neither of these rooms is available, please get in touch with us directly. We do have other bedrooms that will accommodate one extra bed or cot; however, not all are suitable. Extra beds are for the use of children aged 12 and under only: you will need separate rooms if you are travelling with teenagers. Although we do not have any interconnecting bedrooms, we do have neighbouring, or nearby double and twin rooms. If you require nearby rooms, please check prior to booking as to whether any nearby pairs are available.

The card used to make your reservation must be valid beyond the date of your stay. If your card is due to expire before your arrival, we will ask you to contact us with your new card information when you receive it.

Well-behaved dogs are welcome at Viewfield (a charge of £10 applies); however, the mess they leave behind is not. In the event that a dog causes damage to a room which means that it cannot be relet following your check out (e.g carpet staining so bad it cannot be cleaned in time for the afternoon’s arrivals), you will be liable to pay the cost of any nights the room cannot be let. You will also be liable for the cost of any permanent damage: e.g. replacing damaged flooring; repainting scratched doors. Please note, dogs are not allowed in the dining room. They should not be left alone in bedrooms for more than a short period, e.g. during breakfast time, and must be left in a crate if on their own.

Non well-behaved humans are not welcome at Viewfield. Persistently discourteous guests will be asked to leave, and will be required to pay the full sum due for all nights booked.

Takeout food is strictly not to be taken into bedrooms. It causes often-irrevocable staining to carpets, upholstery and bedspreads.

Guests must notify us of any spillages immediately. Coffee, tea, and even red wine stains generally can be removed straight away if we are able to get to them with a cleaning substance as soon as they occur. If they are left to dry, they often cannot be got out, and items must be fully replaced.

We understand that accidents happen, but where damage from spillages and soiling cannot be remedied (this usually occurs when we have not immediately been made aware of a spill, or, for example, something accidentally walked in on a shoe), we reserve the right to charge the full replacement cost of the stained item to the credit or debit card used to make the reservation, irrespective of whether the person in the reservation party responsible for the damage is the cardholder.

Check-in is not until 2 pm at the earliest – on occasion rooms may not be ready until later in the day; however, you are welcome to drop bags at any time, and to use the public rooms until your room is ready for you.

INFORMATION FOR TRAVEL AGENTS

Travel Agents booking on behalf of clients, please note rates are non-commissionable. An additional administrative fee of £15 applies to agency bookings. Payment for accommodation is due in full two weeks prior to guest check in. This sum, and the £15 administrative fee, will be charged to the card used to make the booking. An invoice will be issued at this time. Please ensure that full room descriptions are passed on to clients, including information on ceiling coombs; overbath showers; showers only; and which floor, and indeed building, the room is located on/in.

Please note, we do not accept agency bookings for our small double with the private bathroom. We also do not accept agency bookings for two people staying in our Cosy Scots double. This room is available to travel agents booking on behalf of a solo traveler.
